IPoupard �� REFERENCES: <br />It is requested that the information presented herein be given <br />formal consideration by the Board of County Commissioners at <br />their regular meeting on June 15, 1983. <br />DESCRIPTION AND CONDITIONS <br />Cascara Heights Subdivision is located on the north side of 4th <br />Street, approximately h mile east of 27th Avenue. The develop- <br />ment has 29 lots on a 20 acre parcel of .land. The minimum lot <br />size is h acre. The zoning classification of the subject <br />property is R-1 (6.2 dwelling units/acre allowable building <br />density) and has an LD -2 (6 dwelling units/acre allowable <br />building) land use designation. The proposed building density <br />is 1.45 dwelling units/acre. <br />ALTERNATIVES AND ANALYSIS <br />Cassara Heights Subdivision received preliminary plat approval <br />on January 28, 1981. This approval would have expired on July <br />28, 1982. A twelve month extension of plat approval was <br />granted by the Board of County Commissioners on June 2, 1982. <br />Therefore, preliminary plat approval will expire on July 28, <br />1983. The applicants have changed the name of the development <br />to Fox Haven Subdivision, and are requesting an additional 6 <br />month extension of plat approval. This request has been made <br />in order to allow the applicants time to complete all <br />construction on site. Currently, the construction plans have <br />been approved by the Public Works Division, and construction <br />bids are being accepted. <br />The County's Subdivision Ordinance 75-3.states that "approval <br />of the Board shall have full force and effect for a period of <br />eighteen (18) months from the date of approval. An extension <br />may be granted by the Board." Historically, the Board has <br />granted one 18 month extension of plat approval,.if requested <br />by an applicant, and if the subdivision is in conformance with <br />the County's Zoning Regulations and Comprehensive Plan. <br />RECOMMENDATION <br />Staff recommends that one 6 month extension of preliminary plat <br />approval be granted to Fox Haven Subdivision. <br />W <br />
