Gardens Subdivision, and also the north 2.5 feet of the 12.5 <br />foot rear lot easement of Lots 1 and 2, Block 7, Roseland <br />i Gardens Subdivision. Lot 1 is 96.94 feet in width on the front <br />property boundary, 125 feet in depth on the east property <br />boundary, 83.34 feet in width on the rear property boundary, <br />and 131.01 feet in the west property boundary. Lot 2 is 87.12 <br />} feet in width on the front property boundary, 131.02 feet on <br />the east property boundary, 81.37 feet in width on -the rear <br />j property boundary, and 132.81 feet on the west property <br />boundary. It is Mr. & Mrs. Tyson's intention to consolidate <br />f the two lots and construct a residence on the site. <br />The current zoning classification is R-1, Single -Family Res- <br />idential. The land use designation is LD -2, Low Density, six <br />units/acre. <br />ALTERNATIVES AND ANALYSIS <br />The request has been reviewed by Southern Bell, lorida <br />F''Power <br />and Light Company, Florida Cablevision, Inc., and the Utility <br />and Right -of -Way Departments. Based upon their reviews, there <br />were no objections to release of the easement. The zoning <br />staff analysis, which included a site visit, showed that <br />drainage would be adequately handled by the existing front and <br />side swales. <br />It is the Zoning Department's opinion that to release the <br />common side lot 5 foot easements and the north 2.5 feet of the <br />rear lot easement of Lots 1 and 2, Block 7, Roseland Gardens <br />Subdivision would have no adverse effect. <br />RECOMMENDATION <br />Staff recommends to the Board, through adoption of a resolu- <br />tion, the release of the common side lot 5 foot easements and <br />the north 2.5 feet of the rear lot easement of Lots 1 and 2, <br />Block 7, Roseland Garden Subdivision. <br />ON MOTION by Commissioner Scurlock <br />SECONDED by Commissioner Lyons, the <br />Board unanimously adopted Resolution <br />83-47, granting the release of easement <br />requested by Mr. & Mrs. John Tyson, Lots <br />1 & 2, Block 7, Roseland Gardens Subdivision. <br />6 OR .53 fAn E <br />FL <br />
