4. Interior lots (those <br />determined not to be <br />perimeter lots) and those perimeter lots which <br />abut a property having <br />a commercial/industrial <br />land use designation <br />shall comply with the <br />following size and dimension criteria: <br />Minimum lot width: <br />50 feet <br />Minimum lot size: <br />5,000 sq. ft. <br />Minimum yard setbacks: <br />Front: <br />20 feet <br />Side: <br />7 feet; 5 feet on lots <br />fronting a cul-de-sac <br />circle <br />Rear: <br />15 feet <br />5. Accessory structures may encroach into required <br />yards as allowed in section 911.15 of the land <br />development regulations. <br />6. A buffer maintenance easement, having a minimum <br />width of ten (10) feet, shall be provided along the <br />perimeter of the small lot subdivision between the <br />small lot subdivision and all abutting <br />residentially designated properties, except where <br />the proposed small lot subdivision abuts another <br />approved small lot subdivision or abuts an older, <br />"grandfathered -in" subdivision where fifty (50) <br />percent or more of the lots have been developed as <br />fifty -foot wide single-family lots. Where <br />required, the buffer easement shall comply with the <br />following criteria: <br />A. A six-foot opaque buffer improvement shall be <br />provided within the easement and shall consist <br />of one of the following: <br />Existing and/or planted vegetation <br />A combination of a landscaped berm and <br />vegetation. <br />A wall or opaque fence. <br />Any other buffer improvement(s) allowed under <br />the provisions of section 926.08 of the land <br />development regulations. <br />H. The buffer improvement(s) shall be located <br />within a buffer easement(s) as designated on <br />58 <br />
