Ac <br />SEP 7 1983m: <br />Existing Land Use Pattern <br />The subject property is currently vacant. Directly south of the <br />site is Knight & Mathis Steel Fabricators. South of Knight & <br />Mathis on the north side of Glendale Road (8th Street) is a <br />mobile home park. To the west of the property, across Old Dixie <br />Highway, are single-family residences located in an R-1 zoning <br />district. The area east of this site is zoned M-1 and'is <br />currently vacant to the F.E.C. railroad track. North of the <br />subject property is Bain Underground Utilities and an auto body <br />shop. <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property as MXD, <br />Mixed Use District (maximum of 6 dwelling units/acre). The MXD <br />also allows commercial and industrial uses where such <br />development will be consistent with the dominant land uses of <br />the area. The subject property is bordered predominantly by <br />land zoned M-1 which will probably be developed for industrial <br />uses. — <br />Roads/Traffic <br />This property has direct access to Old Dixie Highway which is <br />classified as a secondary collector street on the Thoroughfare <br />Plan. Utilizing the maximum density allowed in warehouse use of <br />the site under the proposed rezoning, the development of the <br />property would generate 124 average daily trips (ADT) with 12 <br />trips in the peak hour. These additional trips added. to Old <br />Dixie Highway could cause some concern since this facility is <br />currently close to capacity (10,000 ADT with capacity of 10-12,000). <br />However, under the existing zoning, this site would produce 221 <br />ADTs if developed to potential. <br />Environment <br />The subject property is not designated as environmentally <br />sensitive. There do not appear to be any environmental problems <br />associated with the development of the property.-. <br />Utilities <br />The subject property is currently served by County water, but <br />there are no wastewater facilities. <br />RECOMMENDATION <br />Based on the above analysis, particularly the facts that the <br />area is predominantly developed in light industrial uses, the <br />proposed rezoning would result in less traffic than the traffic <br />generated by the maximum development allowed under existing <br />zoning, and the Planning and Zoning Commission's recommendation, <br />staff recommends approval. <br />The Chairman asked if anyone present wished to be heard. <br />There were none. <br />ON MOTION by Commissioner Scurlock, SECONDED <br />by Commissioner Lyons, Commissioner Wodtke <br />being absent, the Board by a 4-0 vote, closed <br />the public hearing. <br />75 <br />
