Keatift§, AWCP <br />Planning & Zoning Manager <br />FROM: REFERENCES: <br />Richard Shearer, AICP Grover Fletcher <br />Principal Planner RICH <br />It is requested that the data herein presented be_given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of September 7, 1983. <br />DESCRIPTION & CONDITIONS <br />The applicant, A. Grover Fletcher, is requesting to redesignate <br />approximately 2.55 acres located on Gibson Street approximately <br />1/2 mile south of Roseland Road from MD -1, Medium -Density <br />Residential (up to 8 units/acre), to Industrial. <br />The applicant proposes to erect a fence around this property, so <br />that he can continue to store his house moving equipment on this <br />site. <br />On August 25, 1983, the Planning and*Zoning Commission voted to <br />approve the applicant's request to have his property designated <br />as industrial. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the.existing land use pattern <br />will be presented as well as a discussion of the future land use <br />as established in the Land Use Element of the Comprehensive <br />Plan. <br />Existing Land Use Pattern <br />The subject property is zoned M-1, Restricted Industrial, and is <br />currently vacant. This site has been used as storage for <br />house -moving equipment and vehicles and other related materials <br />from February, 1980 until about one month ago. At that time, <br />the subject property was cleared so that a security fence could <br />be constructed around its perimeter. Before 1980, this site was <br />a County land -fill. The property south of the subject property <br />is occupied by a General Development Corporation warehouse. <br />West of the subject property is a County dump (Roseland <br />station). The land north of this site is also zoned M-1 and is <br />vacant. The eastern boundary of the subject property is the <br />right-of-way of the Florida East Coast Railroad <br />38 <br />
