Ke t ng,,;ICP <br />Planning & Zoning Manager <br />FROM: Richard Shearer, AICP REFERENCES: Ralph Caporrino <br />Principal Planner RICH <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County -Commissioners at their <br />regular meeting of September 7, 1983. <br />DESCRIPTION & CONDITIONS <br />The applicant, Ralph Caporrino, is requesting that his property <br />be ins -luded in the Interstate 95 and State Road 60 <br />Commercial/Industrial Node, as -designated on the future land use <br />map of the Land Use Element of the Comprehensive Plan. The <br />'subject property is approximately 2.33 acres located 400 feet <br />south of S.R. 60 on the east side of 86th Avenue. <br />The applicant proposes to develop this property as a restaurant. <br />On August 25, the Planning and Zoning Commission voted 3 -to -1 to <br />include the applicant's property in the I-95 and S.R. 60 <br />Commercial/Industrial Node. The Commission gave as their <br />reasons for recommending approval of this request that the nodal <br />concept was intended to be flexible, that the nodes should be <br />developed on a first come, first served basis, and that vacant <br />land included in other parts of the proposed node boundary could <br />be deleted from the node in order to include the subject <br />property in the node. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the existing land use pattern <br />will be presented as well as a discussion of the future land use <br />as established in the Land Use Element of the Comprehensive <br />Plan. <br />Existing Land Use Pattern <br />The subject property is zoned B-1, Planned Business District, <br />and is currently vacant. The land south and east of it is also <br />vacant. There are single-family residences north of the subject <br />property with a beauty shop and gift shop north of these <br />residences facing S.R. 60., West of the subject -property is <br />Village Green West mobile home park. <br />48 - <br />
