SEP 211983 ego <br />Future Land Use Pattern <br />The Comprehensive Plan designates the subject property as LD -1, <br />Low -Density Residential (maximum of 3 dwelling units/acre). All <br />of the property surrounding this site is also designated as <br />LD -1. The R-lE, Country Estate District, allows 1 unit/acre <br />which is an appropriate zoning district for the LD -1 land use <br />designation. The subject property is bordered by land which <br />will probably be rezoned to allow residential uses in the <br />future <br />Roads/Traffic <br />The subject property has direct access to 106th Avenue, which is <br />classified as a local street on the Thoroughfare Plan. <br />Utilizing the maximum density allowed under the proposed zoning, <br />the development of the property would generate 120 average daily <br />trips (ADT) with 12 trips in the peak hour. However, if the <br />property was rezoned to R-lAA (also allowed under the LD -1 land <br />use designation) the development would generate 312 ADT with 31 <br />trips in the peak hour. No capacity problems would result from <br />either development density. <br />Environment <br />The subject property is not designated as environmentally <br />sensitive. There do not appear to be any environmental problems <br />associated with the development of the property. <br />Utilities <br />The subject property is not currently served by County water nor <br />wastewater facilities. The County has no plans to extend <br />utilities to this property in the next decade. <br />RECOMMENDATION <br />Based on the above analysis, including the existing and future <br />land use patterns for this area, and the recommendation of the <br />Planning and Zoning Commission, staff recommends approval. <br />Chairman Bird asked the Board if they had any questions <br />of applicant, Mr. Harold Cooper re this rezoning request. <br />There were none. <br />Chairman Bird opened the Public Hearing and asked if <br />anyone wished to be heard.
