Mr. Keating stated that they <br />studied quite a few other ordinances and surprisingly 42" <br />was the -size set out in a number of them. He believed this <br />now has become a standard size. <br />The Chairman asked if there were any changes to the <br />ordinance as presented. <br />Attorney Brandenburg requested the Board to consider <br />making a one word change on Page 2 of the proposed ordinance <br />where it talks about approval of the architectural control <br />review board. He recommended that rather than saying "then <br />such approval shall be received," it should read that "then <br />such recommendation shall be received prior...". He pointed <br />out that otherwise your local board would have an absolute <br />veto power; it is possible however, that they may have <br />anyway depending on how they set up the covenants in their <br />deed restrictions. <br />Commissioner Wodtke continued to discuss the problem of <br />determining front yards on a corner lot and suggested that <br />possibly the houses should face a certain way or the owners <br />should designate which is to be considered the front yard. <br />Commissioner Bowman did not feel that you can tell <br />people which way they can face their houses, and <br />Commissioner Scurlock felt that with all the rules about <br />septic tanks, solar heat, etc., you are telling people a -lot <br />already.. <br />Planning Manager Keating stated that staff will almost <br />always recommend that a house be placed to face on the local <br />street rather -than the collector street'.
