Cole <br />WORKB <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />special meeting of October 12, 1983. <br />DESCRIPTION & CONDITIONS <br />The applicant, John Cole, is requesting to amend the Land Use <br />Element of the Comprehensive Plan. His request is to redesig- <br />nate approximately 153 acres located on the west side of Kings <br />Highway and north of Lindsey Road from LD -1, Low -Density Res- <br />idential 1 (maximum of 3 units/acre), to LD -2, Low -Density <br />Residential 2 (maximum of 6 units/acre). <br />The applicant proposes to develop the property into an executive <br />golf course and 600 condominium units. <br />On August 11, 1983, the Planning and Zoning Commission voted 4-0 <br />to deny this request. They gave as their reasons the rural <br />characteristics of the area, the low elevation and associated <br />drainage problems in the area, the increased drainage problems <br />that would be caused by the development, and the fact that Kings <br />Highway serves as a good boundary between LD -1 and LD -2. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on schools <br />or environmental quality. <br />27 <br />OCT 12 1983 5 -Dog 55 mu <br />J <br />
