ICP <br />Planning & Zoning Manager <br />RS <br />Richard Shearer, AICP REFERENCES: <br />Principal Planner <br />BETTY REEVES REQUEST TO <br />AMEND THE COMP PLAN ON <br />.24 ACRES FROM MD -2, TO <br />COMMERCIAL, AND TO RE- <br />ZONE FROM R-2, TO C-lA <br />BETTY REEVES <br />RICH <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />special meeting of October 12, 1983. <br />_ DESCRIPTION & CONDITIONS <br />The applicant, Betty Reeves, is requesting to amend the Land Use <br />Element of the Comprehensive Plan and the zoning map. Her <br />request is to redesignate approximately .24 acres located on the <br />south side of 17th Street and 600 feet east of U.S. Highway #1 <br />from MD -2, Medium -Density Residential, to Commercial, with a <br />concurrent rezoning from R-2, Multiple -Family District, to C -1A, <br />Restricted Commercial District. <br />The applicant proposes to develop.this property into a real <br />estate office. <br />On August 2.5, 1983, the Planning and Zoning Commission voted <br />3-1 to approve these requests. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on stchools <br />or environmental quality. <br />Existing Land Use Pattern <br />The subject property fronts 17th Street on the north and is <br />currently vacant. It is surrounded by a broad mixture of heavy <br />commercial, commercial, medium and low density residential <br />developments. Steve Barnett Imports is directly west of this <br />site. North of 17th Street, there is multi -family housing to <br />the east and the new Albertsons store (under construction) and <br />a motel to the west. East of the subject property, there is <br />vacant land to 6th Avenue. The land east of 6th Avenue is <br />developed in single-family residences. South of the subject <br />property, there are some single-family residences and more <br />vacant land. The subject property and the property east, <br />directly south, and directly north of it are zoned R-2, <br />Multiple -Family Residential.
