Keating, Ar P <br />Planning & Zoning Mgr. <br />RS <br />FROMRichard Shearer, AICP REFERENCES: VB Ocean Front <br />Principal Planner CLARE <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />special meeting of October 12, 1983. <br />DESCRIPTION & CONDITIONS <br />The applicant, Wendall Collins, an officer of Vero Beach Ocean <br />Front Associates, is requesting to rezone approximately 6 acres <br />located on the east side of State Road A -1-A and 3/8 mile north <br />of County Road 510 from C-lA, Restricted Commercial District, to <br />R -2D, Multiple -Family Residential District, and R -2A, <br />Multiple -Family Residential District. This request is to rezone <br />the north 4.7 acres of the property to R -2D (maximum of 6 <br />units/acre) and the south l.3 acres to R -2A (maximum of 4 <br />units/acre). <br />The applicant proposes to develop this site as townhouse <br />condominium residences. <br />On September•8, 1983,the Planning and Zoning. Commission voted <br />5-0 to approve this request. <br />ALTERNATIVES & ANALYSIS <br />In this seotion, an analysis of the existing land use pattern <br />will be presented as well as a discussion of the future land use <br />as established in the Land Use Element of the Comprehensive <br />Plan. <br />Existing Land Use Pattern <br />The subject property is currently vacant. The land to the north <br />is zoned R -2D and is also vacant. The ocean is east of the <br />subject property. There are two vacant parcels of land south of <br />the subject property which are zoned C-lA. South of this vacant <br />land is Summer Place, a single-family subdivision of 1/4 acre <br />lots which are zoned -R-1, Single -Family Residential District. <br />West of the subject property, across State Highway A -1-A, is <br />Spring Place, a single-family subdivision of 1/2 acre lots zoned <br />R-1, and vacant land zoned C -1A. South of Spring Place is <br />Oceanaire Heights, a single-family subdivision zoned R-2, <br />Multiple -Family Residential District. <br />67 <br />
