Co <br />DIS:MON <br />It is requested that the data herein presented be given formal <br />consideration by the Board of.County Commissioners at their <br />regular meeting of November 16, 1983. <br />DESCRIPTIONS & CONDITIONS <br />Helene Holding Company, an agent for D.S.C. of Newark Enter- <br />prises, Inc., is requesting to amend the Comprehensive Plan for <br />100 acres located 3/4 mile east of I-95 and 1000 feet north of <br />C.R. 512 by redesignating the Commercial node at I-95 and C.R. <br />512 to a Commercial/Industrial node, enlarging the node to <br />include all of their property, and rezoning their property from <br />A, Agricultural District, to LM -1, Light Manufacturing Dis- <br />trict. <br />The applicant plans, initially, to construct a 50,000 square <br />foot electronics manufacturing facility. <br />On October 12, 1983, the Planning and Zoning Commission voted <br />4 -to -0 to redesignate the Commercial node at I-95 and County <br />Road 512 to a Commercial/Industrial node; voted 3 -to -1 to <br />enlarge the node from 150 to 175 acres; and voted 3 -to -1 to <br />include the subject property in the node and rezone the subject <br />property from A, Agricultural District, to LM -1, Light Man- <br />ufacturing District. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the existing land use pattern <br />will be presented as well as a discussion of the future land <br />use as established in the Land Use Element of the Comprehensive <br />Plan. <br />EXISTING LAND USE PATTERN <br />The subject property is currently vacant. All of the land <br />around the subject property is vacant or being used as pasture <br />land. The soils are poorly drained in this area, so this site <br />cannot be considered a prime or unique agricultural area. One <br />thousand (1000) feet south of the subject property is County <br />Road 512. South of C.R. 512 is Vero Lakes Estates, a platted <br />single-family subdivision that is partially developed. <br />W <br />NOV 16 1983 <br />
