Place S/D <br />REFERENCES: DIS : CLARE <br />It is requested that the following information be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting on December 7, 1983. <br />DESCRIPTION AND CONDITIONS: <br />Waverly Place, formerly known as Tropic Villas South, is a land <br />condominium. Therefore, according to the County's new Subdivi- <br />sion Ordinance 83-241 in addition to receiving site plan <br />approval, a plat must be filed. The applicant received prelim- <br />inary plat approval from the Planning and Zoning Commission on <br />October 13, 1983. The applicant is now requesting final plat <br />approval for the project's first phase. A letter of credit has <br />been issued by a bank to cover the cost of construction for <br />this phase of the subdivision's improvements. <br />The project is comprised of seven phases on approximately 27 <br />acres. Within the boundaries of these phases there are 316 <br />units on 316 lots. Phase I'consists of 40 units with 40 lots. <br />The site is zoned R-2, Multi -family Residential (15 dwelling <br />units/acre) and has an MD -2, Medium Density Residential (10 <br />dwelling units/acre) land use designation. The project's <br />actual density is 11.78 dwelling units/acre. This is higher <br />than the density allowed by the Comprehensive Plan because the <br />original site plan was approved prior to the adoption of the <br />Comprehensive Plan. <br />30 <br />
