Keat ngAICP TRICT <br />Planning & Development Director <br />R5 <br />FROM: Richard Shearer, AICP REFERENCES: Nu -west FL <br />Principal Planner DIS:RICH <br />It is requested that the data herein presented by given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of January 18, 1984. <br />DESCRIPTION AND CONDITIONS <br />The applicant, Leland Starkey, an agent for the owner, Nu -West <br />Florida, Inc., is requesting to rezone approximately 3.73 acres <br />located north of Oslo Road and on the east side of U.S. Highway <br />1 from C-lA, Restricted Commercial District, to C-1, Commercial <br />District. <br />The applicant's clients own additional land in this area and <br />plan to construct a 170,000 square foot shopping center at the <br />northeast corner of the Oslo Road/U.S. Highway 1 intersection. <br />On December 8, 1983, the Planning and Zoning Commission voted <br />5 -to -0 to recommend approval of this request. <br />ALTERNATIVES AND ANALYSIS <br />In this section, an analysis of the existing land use pattern <br />will be presented as well as a discussion of the future land <br />use as established in the Land Use Element of the Comprehensive <br />Plan. <br />Existing Land Use Pattern <br />The subject property is currently vacant. Between the two <br />parcels which make up the subject property is the Florigold - <br />Sealed Sweet sales office. Immediately north of the subject <br />property is the Driftwood Fruit Company fruit stand. All of <br />the above land is zoned C -1A. Farther north is a vacant parcel <br />of land zoned C-1 with Vista Royale north of the vacant parcel. <br />West of the subject property, across U.S. Highway 1, is the <br />Oslo Citrus Growers Association packing house. South of the <br />packing house is vacant land to Oslo Road. South of Oslo Road <br />is the PVC Furniture Center and a flea market. South of the <br />subject property is vacant land, also owned by Nu -West Florida, <br />which is zoned C-1 and runs south to Oslo Road. South of Oslo <br />Road is Mecca Convalescent Home, a surplus outlet store, and a <br />mobile home park.
