MAR 14 1984 <br />Boa 56 PAGE 424. <br />i Attorney Brandenburg advised that Mr. Schueppert could <br />donate his land with a reverter clause stating that if the <br />County does not contract for the development of the property <br />within a certain amount of time, then the donated land <br />reverts back to him. <br />Mr. Schueppert confirmed that he would donate his <br />right-of-way using the reverter clause. <br />Ed Schlitt, realtor, stated he has stopped development <br />of a large commercial building on a parcel of land in that <br />area that would have adversely affected the right-of-way <br />acquisition. He explained that since Vista Properties has <br />already developed the land on the other side of the section <br />line where the right-of-way would run, it was a matter of <br />all the right-of-way coming off of their property and the <br />property of several other owners to the north. Mr..Schlitt <br />advised that after they became aware of the County's plans <br />to extend Indian River Boulevard to U.S. #1 at 4th Street <br />they met with Director Davis to work out some accommodation <br />relative to density transfers plus shifting some commercial <br />lands. He felt they could economically afford to donate the <br />right-of-way on the portion of land that they own and <br />control, and they have written a letter indicating their <br />willingness to cooperate with the County to help bring this <br />extension about, because they feel that in addition to being <br />a very vital link of the transportation plan, it is a <br />definite benefit to the property owners as well. He <br />pointed out that they are willing to withhold their <br />development plans for this property even though it is <br />costing them a significant amount of money by waiting to see <br />how this comes out. <br />Mr. Schlitt then noted that Mrs. Fultz, another <br />property owner in the area, is in attendance this morning. <br />Mrs. Fultz has met with Director Davis and indicated her <br />willingness to cooperate, but she has not yet decided <br />33 <br />
