Keating, .XICP <br />Planning & Development Director <br />FROM: Richard Shearer, AICP REFERENCES: <br />Chief, Long -Range Planning <br />COUNTY -INITIATED RE- <br />QUEST TO EXPAND THE <br />I-95/S.R.60 COMMERCIAL/ <br />INDUSTRIAL NODE <br />IRC Expand I-95 Node <br />CHIEF <br />It is requested -that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of April 4, 1984. <br />DESCRIPTION & CONDITIONS <br />On November 17, 1983, the Planning and Zoning Commission tabled <br />a rezoning request for a 40 acre parcel of land located west of <br />I-95 and south of State Road 60. At that time, the planning <br />staff recommended that the Commission deny the rezoning request <br />because the staff -determined that the 230 acre <br />commercial/industrial node located at I-95 and S.R.60 could not <br />logically include all of the existing commercial and industrial <br />uses, the necessary infill (undeveloped land between the <br />existing uses), and the subject property. Based on the staff <br />analysis, the Planning and Zoning Commission voted 4 -to -1 to <br />table the rezoning request. After further -discussion, the - <br />Commission also voted 4 -to -1 to suggest to the Board of County <br />Commissioners that they consider enlarging the node at I-95 and <br />S.R. 60. Based on this recommendation, the Planning Department <br />prepared the following analysis. <br />On February 23, 1984, the Planning and Zoning Commission voted <br />5 -to -0 to recommend approval of this request to enlarge the <br />node. <br />ALTERNATIVES & ANALYSIS <br />In this section, a description of <br />commercial/industrial node will be <br />analysis of the general proposal to <br />node. <br />I-95/S.R. 60 Node <br />the I-95 and S.R. 60 <br />provided along with an <br />expand the size of the <br />The Comprehensive Plan designates a 230 acre commercial/industrial <br />-node at the intersection of I-95 and S.R. 60. This is a <br />logical place for a commercial/industrial node because it is <br />located at the intersection of the major east -west highway in <br />the County and one of the major north -south highways in the <br />County. Presently, this node and the commercial/industrial <br />node located southwest of the intersection of 74th Avenue and <br />Oslo Road are the largest nodes in the County (both are 230 + <br />acres) . <br />17 <br />
