AICP <br />Planning & Development Director <br />FROM: Richard Shearer, AICP REFERENCES: <br />Chief, Long -Range Planning <br />NE:aMAN REQUEST TO <br />REDESIGNATE 80 <br />ACRES FROM AG, <br />AGRICULTURAL, TO <br />RR -2, RURAL <br />RESIDENTIAL 2 <br />Newman CPA <br />CHIEF <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of April 18, 1984. <br />DESCRIPTION & CONDITIONS <br />The applicant, Ralph Evans, an agent for Robert Newman, <br />Trustee, is requesting to amend the Comprehensive Plan by <br />redesignating 80 acres located on the west side of._Ranch Road <br />(82nd Avenue) and south of R. D. Carter Road (1st Street, S.W.) <br />from AG, Agricultural (up to .2 units/acre), to RR -2, Rural <br />Residential 2 (up to 1 unit/acre). <br />The applicant proposes to develop this property as a single- <br />family subdivision. <br />On March 8, 1984, the Planning and Zoning Commission voted <br />4 -to -1 to recommend that this request be denied. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will•be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. - <br />Existing Land Use Pattern <br />The subject property is currently being used as a citrus grove <br />and is zoned A, Agricultural District. West of the subject <br />property is the Aerodrome Subdivision, a single-family <br />subdivision which is zoned A, Agricultural and situated around <br />an aircraft runway. West of the Aerodrome Subdivision is a <br />citrus grove and I-95. North of the subject property, across <br />Carter Road, is a citrus grove. The land east of the subject <br />property, across 82nd Avenue, is pasture land. South of the <br />subject property, across Rebel Road, is undeveloped land. <br />18 <br />
