Shearer, AICP REFERENCES: Minnis Rec. <br />Chief, Long -Range Planning CHIEF <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of April 18,-1984. <br />DESCRIPTION & CONDITIONS <br />The applicants, Mr. and Mrs. W. C. Minnis, the owners, are <br />requesting to amend the Comprehensive Plan by redesignating <br />approximately .38 acres located on the south side of Wabasso <br />Road (85th Street) and the west side of 63rd Avenue from LD -1, <br />Low -Density Residential 1 (up.to 3 units/acre), to Commercial. <br />The applicants propose to construct a convenience grocery store <br />on this lot. <br />On March 8, 1984, the Planning and Zoning Commission voted <br />5 -to -O to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land .uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, -and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject property is Lot 1, Block 3, of Colored School <br />Subdivision. All of the lots in this subdivision that have <br />frontage on Wabasso Road have been zoned C-1, Commercial <br />District, for a number of years. The land on the south side of <br />Wabasso Road between 62nd Avenue and 64th Avenue has traditionally <br />been devoted to commercial uses. The subject property is <br />currently vacant. North of the subject property, across <br />Wabasso Road, is vacant land. Further north are single-family <br />residences. East of the subject property, across -63rd Avenue <br />is the Roberson Hotel, the Friendly Kitch@h Restaurant, the <br />Blue Heron Bar, and the Wabasso Friendly Lodge. Further east, <br />across 62nd Avenue are single-family residences. South of the <br />subject property is a single-family house and vacant lard. <br />West of the subject property are two houses and a pool hall. <br />Further west, across 63rd Court is a vacant lot,"a mobile home, <br />the Bethel Food Market and Laundromat, and a gasoline service <br />station.
