Transoortation Svstem <br />' The subject property has direct access to Wabasso Road.(classified <br />as an arterial street on the County's Thoroughfare Plan) and <br />63rd Avenue (classified as a local street). The development of <br />the subject property as a convenience grocery store could <br />attract up to 644 average annual daily trips (AADT). A single-famil <br />home on the subject property would produce 10 AADT. <br />Environment <br />The subject property is not designated as environmentally <br />sensitive nor is it in a flood prone area. <br />Utilities <br />County water and wastewater facilities are not available for <br />the subject property. <br />RECOMMENDATION <br />Based on the above analysis, particularly the four -alternatives <br />evaluated, and the Planning and Zoning Commission's <br />recommendation, staff recommends that the subject property be <br />redesignated from LD -1 to Commercial. In addition, staff <br />recommends that the subject property and the commercial property <br />around it be designated as a Neighborhood or Mini Node after-- <br />the <br />fterthe criteria and procedures for establishing such nodes are <br />completed. <br />Richard Shearer, Chief, Long Range Planning, presented <br />staff's recommendation for approval of the redesignation. <br />He showed a slide of the subject property and also a map of <br />the land use. <br />Vice Chairman Lyons opened the Public Hearing and asked <br />if anyone wished to be heard in this matter.
