Transportation System <br />The subject property has direct access to 62nd Avenue <br />(classified as a local street on the County's Thoroughfare <br />Plan). The development of the subject property in commercial <br />uses could attract up to 1000 average annual daily trips- <br />(AADT). Three single-family homes on the subject property <br />would produce 30 AADT. <br />Environment <br />The subject property is not designated as environmentally <br />sensitive nor is it in a flood prone area. <br />Utilities <br />County water and wastewater facilities are not available for <br />the.subject property. <br />RECOINIMENDAT_ION <br />Based on the above analysis, particularly the four alternatives <br />evaluated, and the Planning and Zoning Commission's <br />recommendation, staff recommends that the subject -property be <br />redesignated from LD -1 to Commercial. In addition, staff <br />recommends that the subject property and the commercial <br />property around it be designated as a Neighbonccod or "Mini" <br />Node after the criteria and procedures for establishing such <br />nodes are completed. <br />Mr. Roberson, applicant, explained that this property <br />will be used for parking for the hotel and believed <br />Commissioner Wodtke was -aware of this -situation. <br />Commissioner Wodtke confirmed that there is a need for <br />additional parking for the Roberson Hotel, and felt that it <br />will very much improve the looks of the area. <br />Richard Shearer, Chief, Long Range Planning, presented <br />staff's recommendation for approval of the redesignation. <br />Vice Chairman Lyons asked if there were any houses in <br />that subdivision, and Mr. Shearer replied there were houses <br />on three sides of the subject property. <br />Commissioner Bird asked if there were any plans to go <br />ahead and redesignate this as a neighborktiood node and Mr. <br />Shearer explained that matter will be addressed at the <br />workshop being held tomorrow, and, hopefully, it will be <br />determined that we can proceed along those lines. <br />40 <br />APR- tk X984 .. . <br />FOOK . *'56 PACE -773 <br />
