that strip commercial should be avoided in that three and a <br />half mile stretch in keeping with the policy of the Comp <br />Plan, but Commissioner Bird took the position that <br />designating that intersection as a neighborhood node would <br />actually discourage strip commercial along the remainder and <br />encourage concentrated commercial instead. <br />Robert Keating, Director of Planning & Development, <br />thought that the criteria discussed at the last node <br />workshop would make this area acceptable as a neighborhood <br />commercial node sometime in the future. It has sufficient <br />distance from any existing general or other commercial node <br />and it is on an arterial street. He further noted that the <br />node could jump across 27th Avenue to the west side and <br />across Oslo Road to the south side. <br />Commissioner Lyons thought that when water becomes <br />available to that area in the near future, pressure will <br />increase for commercial development. <br />The Commissioners agreed that it is the only place west <br />of U.S. #1 and south,,of SR -60 where there is going to be any <br />concentration of commercial activity. <br />Chairman Scurlock noted there was no one in attendance <br />to represent the applicant. <br />Chairman Scurlock opened the Public Hearing and asked <br />if anyone wished to be heard in this matter. <br />Catherine Walton Rider of Miami, one of three property <br />owners adjacent to the subject property, stated that she, <br />Alice Bradford and Alice Wills Knight are very much opposed <br />to this redesignation as they are trying to sell their 30 <br />acres as residential and no one wants a bowling alley in <br />their backyard.
