Shearer, AICP REFERENCES: <br />Chief, Long -Range Planning <br />FLEISCHMAN REQUEST TO <br />REDESIGNATE ONE ACRE <br />FROM LD -2, LOW-DENSITY <br />RESIDENTIAL 2, TO <br />COMMERCIAL <br />Fleischman/BCC <br />RICH <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of April 18, 1984. <br />DESCRIPTION & CONDITIONS <br />The applicants/owners, Isaiah and Catharine Fleischman, are <br />requesting to amend the Comprehensive Plan by redesignating <br />approximately one acre located on the south side of Oslo Road <br />and 350 feet west of Old Dixie Highway from LD -2, Low -Density <br />Residential 2 (up to 6 units/acre), to Commercial. <br />The applicants propose to develop this property foi commercial <br />uses including an auto repair service. <br />On March 8, 1984, the Planning and Zoning Commission voted <br />5 -to -0 to recommend denial of this request. The Commission <br />based their recommendation on the fact that there are <br />single-family residences adjacent to the subject property. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />Existing Land Use Pattern <br />The subject property currently contains a single-family <br />residence and is zoned C-1, Commercial District. West of the <br />subject property is vacant land, Father and Son Appliances, a <br />single-family residence, the Knights of Columbus clubhouse, <br />vacant land, and single-family residences. North of the <br />subject property, across Osla Road, is vacant land. To the <br />northwest of this vacant land is the Tennis Ranch which will be <br />developed primarily as a multiple -family development. East of <br />the subject property is a single-family residence which fronts <br />on Old Dixie Highway. North of this residence, across Oslo <br />Road, are two, single-family homes. All of these residences <br />are in an R-1, Single -Family District. East of these residences, <br />across Old Dixie Highway, is vacant land zoned M-1, Restricted <br />Industrial District. South of the subject property is vacant <br />land. <br />42 <br />
