To <br />the west of it is the Father & Son Appliance warehouse and <br />retail outlet, which is within 50 feet of the MXD area. He, <br />therefore, felt to permit the Fleischmans to develop the <br />property commercially would not extend the existing commercial <br />development. Considering the location and the surrounding <br />uses, Attorney O'Haire felt that restricting the Fleischmans <br />to residential development would be tantamount to denying <br />them the use of their property. He agreed that there is a <br />find old house east of their property, but pointed out that <br />it is located right in the middle of the MXD corridor. He <br />did not believe granting the Fleischman's request would hurt <br />anyone; rather it would just protect the Fleischman's vested <br />interests. <br />Chairman Scurlock opened the Public Hearing and asked <br />if anyone wished to be heard in this matter. <br />Hiram Manning, attorney representing the Helseths, <br />informed the Board that Albert Helseth owns the property on <br />the northwest corner of Oslo Road and Old Dixie Highway; Dr. <br />Inga Helseth owns the property directly across Oslo Road to <br />the north; and Philip Helseth owns the property which abuts <br />the property on the eastern edge of the Fleischman property. <br />Mrs. Helseth has lived in her home for 66 years, and Mr. <br />Philip Helseth has lived in his home for over 30 years. The <br />objection the Helseth family has is that they have been told <br />by Mr. Fleischman that there might be an auto repair shop <br />built on the subject property. They object to any type of <br />commercial use on that property as they believe such usage <br />would diminish their property values. They are also concerned <br />that any further commercial activity in that area would only <br />increase traffic. <br />Dan Fleischman, applicant, pointed out that the property <br />separating his property from the Helseth house was used for <br />44 <br />
