The subject property is zoned R -IA, <br />SLc:le Family Residential (4 dwelling units/acre), and has a LD -1, Low <br />Densi tyResidential (3 dwelling units/acre) , land use designation. The <br />Project's proposed building density is 1.2 dwelling units/acre. <br />The Subdivision was granted preliminary plat approval on DecaTber 1, <br />1982. Thus, preliminary Plat approval Is scheduled to expire on June 1, <br />1984. The applicant is requesting an eighteen month extension of prelim- <br />inar�r approval. <br />AL1 't IVF_ -S AND ANALYSIS: <br />The County's Subdivision Ordinance 15-3, the ordinance which was in <br />effect at the time that this subdivision was approved, states: <br />The following limitations and conditions are placed on the pre- <br />liminary plat approvals given by tine Board: <br />(1) The approval of the Board shall have full force and effect for <br />a period of 18 months from t1ne date of approval. An extension <br />_ - may be granted by the Board. <br />The applicant is revuesting an extension of plat approval in order to <br />allow him more time to finance the project.
