WILSON REQUEST TO <br />REDESIGNATE 20.17 ACRES <br />FROM LD -2, LOW-DENSITY <br />RESIDENTIAL 2, TO MXD, <br />MIXED-USE DISTRICT, OR <br />MD -1, MEDIUM -DENSITY <br />RESIDENTIAL <br />Wilson P&Z <br />RICH2 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of May 23, 1984. <br />DESCRIPTION & CONDITIONS <br />The applicant, J. L. Wilson, is requesting to amend the Land <br />Use Element of the Comprehensive Plan by redesignating 20.17 <br />acres located west of the F.E.C. Railroad, south of Vickers <br />Road, and north and east of the City of Sebastian, from L6-2, <br />Low -Density Residential 2 (up to 6 units/acre),.to MXD, <br />Mixed -Use District (up to 6 units/acre), or MD -1, <br />Medium -Density Residential 1 (up to 8 units/acre). <br />The applicant is proposing to develop the second phase of <br />Breezy Village Subdivision on the subject property which is <br />immediately west of the existing Breezy Village Subdivision (an <br />adult mobile home community). While the subject property and <br />the existing Breezy Village Subdivision are zoned R-1PM, <br />Permanent Mobile Home Subdivision District (up to 8.7 <br />units/acre), which allows this type of development, the LD -2 <br />land use designation does not allow new mobile home <br />developments. For this reason, a Comprehensive Plan amendment <br />changing the designation of the subject property to MXD or MD -1 <br />is necessary. Both the MXD and MD -1 land use designations <br />allow mobile home developments. <br />On April 12, 1984, the Planning and Zoning Commission voted <br />4 -to -0 to recommend that the subject property be redesignated <br />as MD -1 <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />23 <br />
