PoupardY REFERENCES: Fly -In S/D <br />Staff Planner DIS:CLARE <br />It is requested that the following information be given formal <br />consideration by the Board of County Commissioners at the <br />regular meeting of June 6, 1984. <br />DESCRIPTION AND CONDITIONS: - <br />Fly -In Ranches is a ±77.9 acre, 14 lot subdivision. The <br />subject property is located west of I-95 on the southern side <br />of Tripson Trail. The site is zoned A, Agricultural (.2 <br />dwelling units/acre), and also has an Agricultural land use <br />designation (.2 dwelling units/acre). The proposed density of <br />the subdivision is .18 dwelling units/acre. Thus, the average <br />lot size in the development is 5.6 acres. <br />ALTERNATIVES AND ANALYSIS: <br />Because each of the lots in this subdivision is larger than 5 <br />acres in size, the applicants have elected to file an Affidavit <br />of Exemption. According to the provisions of the County's <br />Subdivision Ordinance, if a subdivision has lots 5 acres in <br />size or larger, the applicant is exempt from meeting the <br />requirements of Section 9 of the Subdivision Ordinance; this is <br />the Required Improvements section of the ordinance. Therefore, <br />the developer is not required to install the usual on-site <br />improvements such as paving and drainage. However, if this <br />option is chosen, the developer must record an Affidavit of <br />Exemption with the subdivision final plat, prohibiting the <br />re -subdivision of any of the newly created lots without the <br />filing of a plat. <br />The applicant has met all the requirements for final plat <br />approval as outlined in Section 6(c) Affidavit of Exemption, in <br />the County's Subdivision Ordinance. An affidavit has been <br />prepared in conjunction with the final platy and both will be <br />recorded after final plat approval is granted. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant <br />final plat approval to Fly -In Ranches Subdivision. <br />ON MOTION by Commissioner Lyons, SECONDED <br />by Commissioner Wodtke, the Board unanimously <br />(4-0) granted Final Plat Approval to Fly -In <br />Ranches Subdivision as recommended by staff.. <br />12 <br />
