Calahan <br />Code Enforcement Officer DIS:CDENF <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of June 6, 1984. <br />DESCRIPTION AND CONDITIONS: <br />The County has been petitioned by Dennis B. Calahan, owner of <br />the subject property, for release of the common side lot 5 foot <br />easement of Lots 17 and 18, Block F, Oslo Park Subdivision, Unit <br />3, these easements being the North 5 feet of Lot 17, Block F and <br />the South 5 feet of Lot 18, Block F, Oslo Park Subdivision, Unit <br />3, found in Plat Book 4, Page 19. These lots are 50 feet in <br />width and 100 feet in depth. <br />It is Mr. Calahan's intention to consolidate the two lots and <br />construct a fence around his residence on the site. <br />The current zoning classification is R-1, Single Family Residen- <br />tial. The land use designation is LD -2, Low Density Residen- <br />tial, up to six units per acre. <br />ALTERNATIVES AND ANALYSIS: <br />The request has been reviewed by Southern Bell, Florida Power & <br />Light Company, Florida Cablevision, Inc., and the Utility and <br />Right-of-way Departments. Based upon their review, there were <br />no objections to release of the easement. The zoning staff <br />analysis, which included a site visit, showed that drainage <br />would be adequately handled by the existing front and rear <br />swales. <br />It is the zoning staff's opinion that to release the common side <br />lot 5 foot utility and drainage easement, being the north 5 feet <br />of Lot 17, Block F, and the South 5 feet of Lot 18, Block F, <br />Oslo Park Subdivision, Unit 3, would have no adverse effect. <br />RECOMMENDATION: <br />Staff recommends to the Board, through adoption of a resolution, <br />the release of the common side lot 5 foot utility and drainage <br />easement, being the north 5 feet of Lot 17, Block F, and the <br />south 5 feet of Lot 18, Block F, Oslo Park Subdivision, Unit 3. <br />14 <br />
