Keat ng ICP <br />Planning & Development Director <br />FROM:is <br />Richard Shearer, AICPREFERENCES' Hardee CPA <br />Chief, Long -Range Planning RJCH <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of June 20,'1984. <br />DESCRIPTION & CONDITIONS <br />The applicant, Wellford Hardee, an agent for Ronald, Clyde, <br />Elbert and Angus McDougald, is requesting to amend the <br />Comprehensive Plan by xedesignating 17.54 acres located on the <br />south side of Oslo Road and both sides of the lateral J Canal <br />from LD -2, Low -Density Residential 2 (up to 6 units/acre), to <br />Commercial. <br />The owners propose to develop this property for a funeral home. <br />On May 10, 1984, the Planning and Zoning Commission voted <br />3 -to -1 to recommend approval of this request. The Commission <br />stated that they did not feel that this property should be <br />included in a node or in an MXD area.but there were special <br />conditions that warranted changing the land use designation to <br />commercial. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the . <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, pott,,.�nfial iwpacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />20 <br />
