The Agricultural zoning district does <br />conform to the MD -1 land use designation. Based on the <br />agricultural uses west and south of the subject property and <br />the Agricultural zoning of the property to the south;a <br />rezoning to the Agricultural District would be reasonable. <br />The proposed uses of the subject property, an agriculturally <br />oriented office and meeting hall, are allowed as special <br />exceptions in the Agricultural zoning district, provided that <br />they do not adversely affect adjacent land. At the present <br />time, the applicants could proceed with plans for their office <br />and meeting hall on the part of.the parcel of land located__ <br />south of the subject property which is already zoned <br />Agricultural. <br />Transportation System <br />The subject property has direct access to State Road 60 <br />(classified as an arterial street on the County's Thoroughfare <br />Plan). The development of the subject property for an office <br />and meeting hall should attract 21 average annual daily trips ' <br />(AADT) . <br />Environment <br />The subject property is not designated as environmentally <br />sensitive, nor is it in a flood=prone area. <br />i7ti 1 i ti ca¢ <br />County water and wastewater facilities are not available for the <br />subject property. However; County water.facilities are <br />expected to be available in one year. <br />RECOMMENDATION <br />Based on the above analysis, staff recommends approval. <br />Planning & Development Director Robert Keating <br />presented staff's recommendation for approval of this <br />rezoning request which would allow the Citrus League to <br />build an office building on the subject property. <br />Director Keating explained that if sometime in the <br />future the agricultural tenants move out, the office <br />building could not be used for uses not related to citrus or <br />agriculture. <br />John Morrison, representing the Citrus League, stated <br />he would be glad to respond to any questions, and confirmed <br />that it is their intent to use the building for agricultural <br />purposes.
