Keat $i 7,-16tp <br />Planning & Development Director <br />FROM' Richard Shearer, AICP REFERENCES: PHF Rezoning <br />Chief, Long -Range Planni RICH2 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their - <br />regular meeting of July 18, 1984. <br />DESCRIPTION & CONDITIONS <br />Donald Proctor and August Hodges, part owners and agent for the <br />other owner, Josephine French, originally requested to rezone <br />3.81 acres from C-lA, Restricted Commercial District, to C-1, <br />Commercial District, and to rezone 3.78 acres from C-lA to M-1, <br />Restricted Industrial District. The subject property is <br />located at the northwest corner of U.S. #1 and Hobart Road. <br />The applicants intend to develop the subject property for <br />trades buildings and warehouses. <br />At the Planning and Zoning Commission meeting on June 14, 1984, <br />the applicants amended their application to request that all of <br />their property be rezoned to C-2, Heavy Commercial District. <br />The Planning and Zoning Commission voted 4 -to -0 to recommend <br />approval of the amended request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />Existing Land Use Pattern <br />The subject property currently contains the Proctor Plaza <br />building, a single-family residence, and vacant land. The <br />subject property surrounds a small tract of land on three sides <br />which contains a single-family residence. North of the subject <br />property is a citrus grove zoned C-lA and a mobile home park <br />zoned R-1MP, Mobile Home Park District. East of the subject <br />property, across U.S.#1 is vacant property zoned C-lA and R -2D, <br />Multiple -Family District (up to 6 units/acre). Further east is <br />18 <br />
