Said <br />analysis is on file in the Office of the Clerk. <br />Planning Director Keating felt the first thing to keep <br />in mind is that since this is in the central downtown area, <br />the City controls it; their Zoning Code is in effect; and <br />their Code does not require any additional parking when <br />something is renovated or expanded. Staff did a brief <br />analysis of supply and demand in the area and as to what <br />will be generated by the additional courtroom. They <br />estimated about 270 total parking spaces for the entire <br />courthouse facility and tried to determine how much parking <br />is available in a two -block radius. Staff did not do a <br />really detailed analysis - first because this is within the <br />City and secondly, they did not have the necessary resources <br />or time. Pair. Keating continued that as far as existing <br />spaces, there are a total of 92 spaces directly provided by <br />the Courthouse and these are in two separate lots. There <br />are about 100 parking spaces available in the 2 block area, <br />or a total of 190. With the fourth courtroom, there would <br />be a need for 270, or a deficit of 78, and because these <br />spaces are available for use by the general public for <br />shopping, etc., the deficit probably would be in excess of <br />78. <br />Director Keating reported that the City of Vero Beach <br />is currently working on an analysis of the parking in the <br />downtown area and since we started our study, the City has <br />indicated they may be changing their policy and requiring <br />that projects in this area do provide some new spaces. <br />He continued that in considering the 78 space deficit, staff <br />looked at some alternatives, using as the primary criteria <br />proximity to the courthouse and cost of space. <br />47 <br />JUL 18 1984 <br />R00r. 7 FiA) 760 <br />I <br />
