KeatiAg, A&CP DISTRICT <br />Planning & Development Director <br />FROM:chard Shearer, AICP REFERENCES: P&z Memo/ZC-067 <br />Chief, Long -Range Planning RICH2 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of August 1, 1984. <br />DESCRIPTION & CONDITIONS <br />The County is initiating a request to rezone approximately 45.5 <br />acres located on the east side of 27th Avenue and south of <br />Kelly Road (13th Street, S.W.) from C-1, Commercial District, <br />to R-1, Single -Family District (up to 6.2 units/acre). <br />On May 23, 1984, the Board of County Commissioners rezoned 13.8 <br />acres located north of the subject property from C-1 to R-1. <br />At that time, the Board instructed the staff to prepare a <br />proposal to rezone the remaining commercially zoned property <br />located south of that rezoning request. <br />On June 28, 1984, the Planning and Zoning commission voted <br />3 -to -0 to recommend approval of this request with the exception <br />of two lots at the north end of the subject property. Because <br />these two lots contain a contractor's business, the Commission <br />felt that this property should remain zoned C-1 instead of <br />becoming a nonconforming use. <br />ALTERNATIVES & ANALYSIS <br />Because this request is part of the administrative rezoning <br />process, this section will deal primarily with the existing <br />land use pattern, the current zoning pattern, and the subject <br />property's Land Use designation. <br />Existing Land Use Pattern <br />The subject property currently contains a contractor's office, <br />a nonconforming storage yard, a nonconforming mobile home, a <br />power substation, agricultural land, vacant land, and two <br />single-family homes. North of the subject property is vacant <br />land zoned R-1. East of the subject property is a single-. <br />family subdivision, agricultural land, and vacant land zoned <br />R-1. South of the subject property is a fish farm zoned A, <br />Agricultural District. West of the subject property, across <br />27th Avenue, are several single-family homes, a mobile home <br />park, agricultural land, and vacant land zoned C-1, and <br />agricultural land zoned A, Agricultural District. <br />10 <br />
