j� AUG 8 1994 <br />BOOK FADE 8,98 <br />Planning & Development Director Robert Keating stated <br />that the land use map designates the subject property as <br />Agricultural and for it to retain its Commercial zoning <br />there would have to be some kind of a node established in <br />that area. There was considerable discussion at the <br />Planning & Zoning meeting about a node being established <br />somewhere in that general area sometime in the future when <br />conditions warrant it. It is staff's position, however, <br />that strip zoning along that corridor should not be <br />encouraged. <br />Chairman Scurlock felt that the property is too far <br />removed to be included in a node. <br />Commissioner Bird related the anguish and efforts gone <br />through for seven years in establishing the Comprehensive <br />Land Use Plan and he felt that this proposed rezoning is <br />just the process to bring the subject property into <br />compliance with the Comp Plan which was adopted in January, <br />1982. It was thought at that time that it was premature to <br />have Commercial in this area. He agreed that if the <br />interchange is built at I-95 and Oslo Road, it will <br />certainly result in a demand for Commercial and Residential. <br />It is just a question of whether the demand is there now. <br />Commissioner Lyons stressed that we don't want to end <br />up with strip zoning along that corridor, and Commissioner <br />Wodtke asked Mr. Shearer if they had considered making the <br />area into a MXD District. <br />Mr. Shearer stated that since this area is <br />undeveloped, staff did not feel it was appropriate to give <br />it a MXD status. <br />Chairman Scurlock agreed that we have used our MXD <br />primarily for areas which were already substantially <br />developed to provide the flexibility to do something in <br />those areas. <br />21 <br />
