Keating, cacp FROM C-1 & R-2 TO R -2D <br />Planning & Development Director - <br />FROM: KS REFERENCES: <br />Richard Shearer, AICP VB Trading/ZC-084 <br />Chief, Long -Range Planning CHIEF <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of September 26, 1984. <br />DESCRIPTION & CONDITIONS <br />Vero Beach Trading Corporation, an agent for Gordon Nutt, the <br />owner, is requesting to rezone 6.09 acres from R-2, <br />Multiple -Family District (up to 15 units/acre), to C-1, <br />Commercial District, and to rezone 36.85 acres from C-1 and <br />R-2 to R -2D, Multiple -Family District (up to 6 units/acre). <br />The subject property is located at the southwest corner of <br />State Road A -1-A and Wabasso Road (County Road 510). <br />The applicant intends to establish a -shopping center at the <br />intersection surrounded on the south and west by a <br />multiple -family development. <br />On August 23, 1984, the Planning and Zoning Commission voted <br />3 -to -1 to recommend approval of this rezoning request. <br />On September 11, 1984, the Transportation Planning Committee <br />discussed this rezoning request. The committee felt that the <br />Board should consider the potential traffic impacts of this <br />rezoning prior to making a decision on this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />24 <br />
