future land use pattern, the proposed R -2D district would be an <br />appropriate zoning district for the subject property. <br />Transportation System <br />The subject property has direct access to State Road 60 <br />(classified as an arterial street on the Thoroughfare Plan). The <br />proposed R -2D zoning would allow development generating up to 420 <br />average annual daily trips (AADT). The existing R-1 zoning allows <br />development which could generate up to 480 AADT. <br />Environment <br />The subject property is not designated as environmentally <br />sensitive nor is it in a flood -prone area. <br />Utilities <br />County water and wastewater facilities are not available at the <br />present time. However, County water should be available within <br />one year.and County wastewater facilities are projected to be <br />available for this area in the near future. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends approval. <br />The Chairman asked if anyone present wished to be <br />heard.
