He did <br />feel that with a choice of possible residential units or a <br />health care facility, that the church would experience less <br />of a problem from the hospital type structure since we are <br />in a better position to be able to provide some assurances <br />with the site plan approval process, which would not apply <br />in the residential area. <br />Reverend Charles wished to go on record that the Board <br />does not understand the power of persuasion from the Gospel, <br />and that he stands a better chance with influencing people <br />than commercial enterprises. He wished to know if the <br />Russells have a prospective buyer. <br />Mr. Lloyd confirmed that they do have a buyer who does <br />intend to build a rehabilitation hospital. <br />Discussion continued at considerable length along the <br />same lines, and the Reverend wished to know how this would <br />affect the value of contiguous property. It was pointed out <br />that this cannot be said with any degree of accuracy since <br />it depends on the market. <br />James Hudson, resident of 38th St., stated that he owns <br />property adjoining the subject property, (about 8 lots on <br />the south side of 38th St.) and he wished to know if the <br />property between the Russell property and the highway would <br />be rezoned for commercial. His property is between the <br />church and the highway, and he wants to preserve his <br />property for his children. <br />Planner Shearer assured Mr. Hudson that his property <br />would remain residential. He explained that we are not <br />considering rezoning anything other than the subject <br />property today, but there is always the possibility that <br />this could change in the future, if someone came in and <br />applied for a change. <br />In such a case, all property owners <br />54 <br />M <br />
