Keatin , AZCP <br />Planning & Development Director <br />FROM: Kev <br />REFERENCES: <br />Richard Shearer, AICP ZC-083 <br />Chief, Long -Range Planning CHIEF <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of October 10, 1984. <br />DESCRIPTION & CONDITIONS <br />The County is initiating a request to rezone 107.1 acres <br />located on both sides of State Road 60, east of 88th Avenue, <br />and west of 82nd Avenue, from B-1, Planned Business District, <br />to R -2D, Multiple -Family District (up to 6 units/acre). <br />This request is part of the administrative rezoning process to <br />establish zoning districts consistent with the Comprehensive <br />Plan. The subject property contains part of Paradise Park <br />Subdivision. Individuals who own lots in Paradise Park have <br />been unable to build residences because of the present B-1 <br />zoning. <br />On August 23, 1984, the Planning and Zoning Commission voted <br />3 -to -1 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be =resented. The analysis will include a <br />description of the c=rrent and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental qualm. <br />Existing Land Use P -_tern <br />The subject property consists of single-family residences, <br />mobile homes, and undeveloped land. Approximately half of the <br />subject property is glatted. The remaining part is unplatted <br />and generally in pa= --els of five -to -ten acres in size. North <br />of the subject prope-ty is another part of Paradise Park <br />Subdivision which c=tains single-family residences and vacant <br />lots zoned R-1, Sin. 'e -Family District (up to 6.2 units/acre). <br />East of the subject =roperty is a mobile home park on the north <br />side of S.R.60 (zoned B-1) and undeveloped land on the south <br />side of S.R.60 (zonei,A, Agricultural District). South of the <br />subject property is Tillage Green mobile home park in an R-1MP, <br />Mobile Home Park Di-rict.
