FF" -OCT <br />101984 <br />BOOK 58 f''k E M-1— <br />Planner <br />-6 <br />Planner Richard Shearer noted that eight lots should <br />not have been included in the first advertisement for the <br />rezoning hearing and this was corrected in the second <br />advertisement. He pointed out the location of the eight <br />lots on a map of the area. <br />Commissioner Wodtke thought that in the past we had <br />established that commercial zoning extended to 82nd Avenue <br />from I-95, and asked how large the node is at 82nd Avenue. <br />Mr. Shearer reported that staff feels a neighborhood <br />node has been established at the intersection of 82nd Avenue <br />and SR -60 as there are a few commercial uses that are <br />grandfathered in and a few commercial uses have been granted <br />since then. He advised that if we go further east we would <br />have to increase the size of the node, which is presently <br />6-8 acres. <br />Commissioner Wodtke brought up the area between 82nd <br />and 90th Avenue on the south side of the road. <br />Mr. Shearer felt there would be a 1/4-1/2 mile stretch <br />on the south side of SR -60 in that area which would be <br />devoted to multiple family use. He did not think there ever <br />would be sufficient demand to warrant commercial. <br />Commissioner Bird asked where the Holiday Inn was in <br />relation to the subject property and also the entrance to <br />Village Green, and Mr. Shearer pointed those out on the map. <br />Chairman Scurlock opened the Public Hearing and asked <br />if anyone wished to be heard in this matter. <br />Michael Garavaglia, attorney representing Dominic <br />Lettiere who owns land on the south side of SR -60, stated <br />his client's opposition to the rezoning. He took exception <br />to three reasons given by staff in their recommendation of <br />the rezoning: <br />1) That individuals who own lots in Paradise Park cannot <br />build because of the setback requirement in the present B-1 <br />24 <br />
