Keatin , CP FRUIT AND VEGETABLE <br />Planning & Development Director JUICE EXTRACTION <br />FROM:hard Shearer, AICP REFERENCES: Z Amend. <br />Chief, Long -Range Planning RICH <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of October 10, 1984. <br />DESCRIPTION & CONDITIONS <br />The County staff has had many discussions during the last year <br />with the Planning and Zoning Commission and Code Enforcement <br />Board concerning the definition of fruit and vegetable process- <br />ing and the proper zoning districts in which it should be <br />allowed. During these discussions, it was determined that the <br />County should differentiate between fruit and vegetable juice <br />processing and fruit and vegetable juice extraction.' It was <br />found that most businesses are simply squeezing fruit to <br />extract juice and are not performing large-scale processing to <br />completely transform fruit from one form to another. <br />Additional discussion considered whether or not this juice <br />extraction could be located in zoning districts other than the <br />M-1, Restricted Industrial District. <br />On September 13, 1984, the Planning and Zoning Commission voted <br />5 -to -0 to recommend approval of this amendment. <br />ALTERNATIVES & ANALYSIS <br />Based on the discussions regarding processing and juice ex- <br />traction held during the last few months, the Planning Depart- <br />ment has prepared a proposed amendment to the Zoning Ordinance. <br />The proposed amendment provides definitions for fruit and <br />vegetable processing and fruit and vegetable juice extraction. <br />The amendment also designates fruit and vegetable juice ex- <br />traction as a special exception use in the C-2, Heavy Commer- <br />cial District, the LM -1, Light Manufacturing District, and the <br />M-1, Restricted Industrial District. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends approval. <br />30 <br />
