Keating,• ICP <br />Planning & Development Director <br />FROM: F5 REFERENCES: <br />Richard Shearer, AICP ZC-083 <br />rbi cif ., Long -Range Pl anni n" CT4TFF <br />It is requested that the data <br />consideration by the Board of <br />regular meeting of October 17 <br />DESCRIPTION & CONDITIONS <br />herein presented be given formal <br />County Commissioners at their <br />1984. <br />The County has initiated a request to rezone 107.1 acres <br />located on both sides of State Road 60, east of 88th Avenue, <br />and one-eighth mile west of 82nd Avenue, from B-1, Planned <br />Business District, to R -2D, Multiple -Family District (up to 6 <br />units/acre). <br />This request is part of the administrative rezoning process to <br />establish zoning districts consistent with the Comprehensive <br />Plan. The subject property contains part of Paradise Park <br />Subdivision. Individuals who own lots in Paradise Park have <br />been unable to build residences because of the present B-1 <br />zoning. <br />On August 23, 1984, the Planning and Zoning Commission voted <br />3 -to -1 to recommend approval of this request. <br />On October 10, 1984, the Board of County Commissioners <br />instructed the staff to review this request to consider leaving <br />some of the subject property adjacent to S.R.60 zoned B-1. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />Existing Land Use Pattern <br />The subject property consists of single-family residences, <br />mobile homes, and undeveloped land. Approximately half of the <br />subject property is platted. The remaining part is unplatted <br />and generally in parcels of five -to -ten acres in size. North <br />of the subject property is another part of Paradise Park <br />Subdivision which contains single-family residences and vacant <br />lots zoned R-1, Single -Family District (up to 6.2 units/acre). <br />East of the subject property is a mobile home park on the north <br />side of S.R.60 (zoned B-1) and undeveloped land on the south <br />side of S.R.60 (zoned A, Agricultural District). South of the <br />subject property is Village Green mobile home park in an R-1MP, <br />Mobile Home Park District. West of the subject property are <br />two houses, a gift shop, a beauty shop, a strip shopping <br />center, the Days Inn Motel and undeveloped land zoned B-1 and <br />C-1, Commercial District. <br />W <br />OCT 17 1984 <br />BOOK 58 PAPP 664 <br />
