-I <br />OCT 17 1984 BOOK 58 P �� GS7 <br />Mr. Shearer explained that there are some rezoning <br />applications pending on this corridor at the intersection of <br />Kings Highway and SR 60 - each for 20 acre parcels. These may or <br />may not be approved, but they are in the works. At the present <br />time, the existing commercial uses are pretty much concentrated <br />at 43rd Avenue where there is a 140 commercial node, and the <br />County has approved two site plans at King's Highway - one for a <br />shopping center and one for a restaurant. <br />Commissioner Wodtke asked what area the 140 acre node <br />covers, and Mr. Shearer stated that in the plan it is described <br />as being at the intersection of Kings Highway and SR 60 and <br />extending east to 43rd Ave. <br />Commissioner Wodtke then asked whether the node at I-95 <br />extends eastward to 82nd Ave. <br />Mr. Shearer explained that a couple years ago there was <br />discussion about it coming all the way to 82nd; the problem, <br />however, was that was based on an 850 acre commercial/industrial <br />node. Mr. Shearer continued to discuss commercial and <br />industrial in the area, noting that the Vista Plantation project <br />has gotten site plan approval for 142 acres. They have 3 acres <br />of commercial that was rezoned about the time the plan was <br />adopted with the understanding that would be a neighborhood <br />commercial node, and there is existing commercial zoning at <br />Village Green, although there is no commercial use on it at this <br />time. <br />Commissioner Bird asked if the C-1 and the R-1MP zoning at <br />74th Ave. could qualify as a neighborhood node or whether it <br />would be too close to the other neighborhood node or the major <br />node. <br />Mr. Shearer stated that if the Board wished to have <br />neighborhood nodes a mile apart, possibly one could be put at <br />this intersection, but he would anticipate rezoning that property <br />consistent with the Land Use Plan. <br />32 <br />
