Utilities <br />County water and wastewater facilities are not available for <br />the subject property. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends approval of this <br />request. <br />Richard Shearer, Chief of Long -Range Planning, reported that <br />Planning has received requests from owners of 15 lots in Vero <br />Tropical Garden Subdivision to rezone their property from <br />Commercial and Agricultural to Single -Family District, and the <br />reason this rezoning request is partly County -initiated is that <br />rather than rezoning 15 individual lots scattered throughout the <br />area, staff went ahead and added some additional lots to square <br />off the boundaries. <br />Commissioner Wodtke asked if we were going to run into the <br />same problem with setbacks that were encountered in the Paradise <br />Park rezoning situation and Mr. Shearer explained that none of <br />these lots have frontage on SR -60. <br />Administrator Wright reported that the streets in the <br />subdivision were almost impassable <br />Vice Chairman Lyons opened the public hearing and asked if <br />anyone wished to be heard in this matter. <br />Larry Boan, owner of two lots and agent representing owners <br />of 15 lots, spoke in favor of the rezoning which would allow <br />these people to build homes on their property. He reported that <br />although the roads running east and west are barely passable, the <br />road running north and south (98th Avenue) provides adequate <br />access into the subdivision. <br />Roy Kindel informed the Board that he is building a home at <br />9685 26th Street, which is presently zoned agricultural, and is <br />living on his property in a trailer until his home is finished in <br />December. <br />Wayne McDonough, Attorney representing Jim Malatino, owner <br />of three lots which are currently zoned commercial, pointed out <br />11 <br />OCT 24 1984 Boa 5$ FACE713 <br />
