Poupard AICP <br />REFERENCES: <br />Country Pines <br />Staff <br />Planner C <br />DIS:JIM <br />It is requested that the following information be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting on November 7, 1984. <br />DESCRIPTION AND CONDITIONS: <br />Country Pines Subdivision is a ten acre, sixteen lot, develop- <br />ment located on the north side of South Gifford Road, west of <br />58th Avenue. The subject property is zoned R-1, Single Family <br />Residential (6.2 dwelling/units acre) and has a LD -1, Low <br />Density Residential (up to 3 dwelling/units acre), land use <br />designation.. The project's actual building density is 1.6 <br />dwelling units/acre. <br />The subdivision received preliminary plat approval on February <br />17, 1982, and an eighteen month extension of preliminary plat <br />approval was granted on May 4,1983. <br />ALTERNATIVES AND ANALYSIS: <br />The applicants have complied with all County requirements for <br />final plat approval. The Public works Director has made a <br />final inspection, and approved the construction of all on-site <br />improvements. The County Attorney's office has reviewed the <br />face of the plat for legal sufficiency. And, the Planning <br />Department has examined the plat for conformance with the <br />approved preliminary plat. All aspects of the plat are in <br />conformance with County regulations. <br />RECOMMENDATIONS: <br />Staff recommends that the Board of County Commissioners grant <br />final plat approval to Country Pines Subdivision. <br />ON MOTION by Commissioner Bird, SECONDED <br />by Commissioner Wodtke, the Board unanimously <br />(4-0) granted Final Plat Approval for Country <br />Pines Subdivision. <br />18 <br />
