Keatin1piment <br />AIC STRICTED COMMERCIAL <br />Planning & Devel Director DISTRICT <br />FROM: Richard Shearer, AICP REFERENCES: ZC-095 Memo <br />Chief, Long -Range Planning CHIEF <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of November 21, 1984. <br />DESCRIPTION & CONDITIONS <br />Frank and Jessie Dean, the owners, are requesting to rezone <br />1.97 acres located on the south side of State Road 60 and the <br />east side of 86th Avenue from B-1, Planned Business District, <br />to C-lA, Restricted Commercial District. <br />The applicants intend to add a vegetable stand to their <br />property facing 86th Avenue. Fruit and vegetable stands are <br />not allowed in the B-1 district. In addition, the applicants <br />would have trouble developing their property further because of <br />the 75 foot front yard setback which is required in the B-1 <br />district. The C -1A district requires a 10 foot front yard <br />setback. A rezoning to C-lA would allow the applicants to <br />develop to within 10 feet of the 86th Avenue right-of-way. <br />However, they would still be required to setback 75 feet from <br />State Road 60 because a separate County Ordinance regulates the <br />front yard setback along S.R.60. <br />On October 11, 1984, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />Existing Land Use Pattern <br />The subject property includes a building facing State Road 60 <br />containing a beauty shop and a gift shop, and a single-family <br />residence which faces 86th Avenue. North of the subject <br />property, across State Road 60, are single-family residences <br />and vacant lots in Paradise Park Subdivision. East of the <br />subject property is a truck brokerage firm, vacant land, and <br />mobile homes. South of the subject property is a single-family <br />residence, a restaurant under construction, vacant land zoned <br />B-1, and a mobile home park zoned R-1MP, Mobile Home Park <br />District. West of the subject property is undeveloped land. <br />ME <br />
