Goetzfried <br />Chief, Current Development <br />FROM: Stan Boling 13` REFERENCES: Florence Acres <br />Staff Planner STAN <br />It is requested that the following information be given <br />formal consideration by the Board of County Commissioners at <br />their regular meeting on December 19, 1984. <br />DESCRIPTION AND CONDITIONS: <br />Florence Acres is a 13 lot, 9 acre proposed subdivision. <br />The subdivision is located on the north side of 4th Street <br />west of 38th Avenue. The subject property is zoned R-1 (6.2 <br />dwelling units/acre) and has a LD -2 land use designation (6 <br />dwelling units/acre). The subdivision's proposed density is <br />1.4 dwelling units/acre. <br />Florence Acres received preliminary plat approval from the <br />Board of County Commissioners on May 5, 1982. The Board <br />granted a 6 month preliminary plat approval extension, with <br />conditions at their regular meeting on April 18, 1984. The <br />applicant has met all of the plat extension conditions, has <br />agreed to contract with the County to complete all required <br />improvements, and is now requesting final plat approval. <br />ALTERNATIVES AND ANALYSIS: <br />The applicant has now submitted a final plat, a cash deposit <br />and escrow agreement for 115% of the cost of improvements, <br />an approved cost estimate, and a contract committing him to <br />completing all the required improvements. <br />The application for final plat approval has been reviewed by <br />the appropriate County Departments, and is in conformance <br />with all applicable County ordinances and recommendations. <br />The use of individual wells and septic tanks has been <br />approved by the Environmental Health Division; the Public <br />Works Division has approved the paving and drainage plans. <br />The County Attorney's office has reviewed the contract for <br />constructing improvements, which commits the applicant to <br />completing all improvements as shown on his approved con- <br />struction drawings. The County Attorney's office has also <br />reviewed the cash deposit and escrow agreement which guaran- <br />tees with security the contract for construction improve- <br />ments. The contract and the agreement have been approved <br />subject to their being signed by the Chairman of the Board <br />of County Commissioners. The final plat is also in confor- <br />mance with the approved preliminary plat. Thus, all County <br />requirements concerning final plat approval have been <br />addressed. <br />16 <br />
