Commissioner Wodtke had a question as to what we do to make <br />sure the required open space is maintained. <br />Attorney Brandenburg explained that the Subdivision <br />regulations apply, and they require mandatory homeowners <br />associations, which associations have maintenance requirements <br />and the ability to assess the homeowners for maintenance. <br />Director Keating stated this is required when there are any <br />common areas. <br />Vice Chairman Scurlock opened the floor to the public, <br />commenting that during the workshop sessions we got into specific <br />projects, and he did not feel this would serve any purpose at <br />this time. <br />Attorney Michael O'Haire came before the Board on behalf of <br />the Civic Association. He stated that the Civic Association <br />feels staff has done a good job in putting the proposed ordinance <br />together and feels it is desirable, but because it has been <br />controversial in the past and since it is new to the county, they - <br />urge the Board to take a very conservative approach. Specifi- <br />cally, they feel there should be a minimum size for a PRD, and <br />that it should consist of no less than 25 contiguous acres. This <br />can always be changed in the future, if necessary. Mr. O'Haire <br />continued that where a PRD crosses zoning districts - multiple <br />family and single family - the way the ordinance is now drafted, <br />the density can be concentrated in the single family aspect and <br />the multiple family aspect could be left in open area. What the <br />Civic Association would like the Board to consider is a <br />requirement that the density be no greater in the basic land area <br />than it would have been were there no PRD. If people are <br />adjacent to a single family zoned area, they are entitled to <br />protection. <br />Commissioner Bird noted that if the area were all single <br />family, there is, of course, the possibility under the PRD that <br />by clustering you might end up with a higher density of <br />49 <br />V,. <br />BUCK c U FGA 58 ~7 <br />
