SECTION 12 <br />BOOK 59 cr, �E � <br />Section 25(A).1, entitled "Regulations for Specific Land Uses", is hereby <br />created to read as follows: <br />SECTION 25.1 REGULATIONS FOR SPECIFIC LAND USES <br />A.. AGRICULTURAL USES <br />1. Agricultural Businesses (excl <br />(Special Exception <br />wholesaling and processing). <br />a. Districts Requiring Special Exception: Agricultural business may <br />be allowed in the A-1 district upon receiving approval as a special <br />exception as provided in Section 25.3 and after meeting the require- <br />ments defined below. <br />b. Additional Information Requirements: <br />i. A site plan meeting all of the requirements of Section 23. <br />ii. A statement describing the nature of the business and the <br />rationale for its location within an agricultural district. <br />C. Criteria for Agricultural Businesses. <br />i. Agricultural businesses may be allowed to locate in the A-1 <br />district only upon a finding by the reviewing body that such <br />businesses are directly related to or provide services for <br />active agricultural operations and that such uses would not <br />be more appropriately located in a commercial or industrial <br />zoning district. <br />ii. Agricultural businesses shall include, but not be limited <br />to: agricultural business offices; fish hatcheries; and <br />sales of agricultural equipment, products and supplies. <br />iii. Agricultural businesses shall not be interpreted to permit <br />wholesaling or processing operations. <br />2. Agricultural Industries. (Special Exception) <br />a. Districts Requiring Special Exception: Agricultural industries <br />may be allowed in the A-1 district upon receiving approval as a <br />special exception as provided in Section 25.3 and after meeting the <br />requirements defined below. <br />b. Additional Information Requirements: <br />i. A site plan meeting all of the requirements of Section 23. <br />ii. A statement describing the nature of the industry and the <br />rationale for its location within an agricultural district. <br />iii. A statement identifying any toxic or hazardous wastes and/or <br />substances which may be generated or utilized on the prem- <br />ises. <br />c. Criteria for Aqricultural Industries: <br />i. Agricultural industries may be allowed to locate in the A-1 <br />district only upon a finding by the reviewing body that such <br />industries are directly related to active agricultural <br />operations and that such industries, due to the characteris- <br />tics of the operation, would not be more suitably located in <br />an industrial zoning district. <br />ii. All buildings and structures shall be located at least one <br />hundred (100) feet from all property lines. <br />-39- <br />
