Keati g, CP <br />Planning & Developm nt Director <br />FROM: chard Shearer, AICP REFERENCES: <br />Chief, Long -Range Planning <br />VENICE ROY REQUEST TO <br />REZONE ONE ACRE FROM <br />R-1, SINGLE-FAMILY DIS- <br />TRICT, TO R -2D, MULTI- <br />PLE -FAMILY DISTRICT <br />ZC-105 Memo <br />CHIEF <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of February 6, 1985. <br />DESCRIPTION & CONDITIONS <br />Venice Roy, the owner, is requesting to rezone approximately <br />one acre located on the west side of Old Dixie Highway and <br />south of 4th Street SW from R-1, Single -Family District (up to <br />6.2 units/acre), to R -2D, Multiple -Family District (up to 6 <br />units/acre). <br />On November 8, 1984, the Planning and Zoning Commission voted <br />4 -to -0 to deny the applicant's original request to rezone this <br />..property to C-lA, Restricted Commercial District. The <br />"Commission stated that they felt that the west side of Old <br />Dixie was residential in nature, and they did not feel <br />commercial zoning was appropriate. However, the Commission <br />stated that a multiple -family district might be more <br />appropriate than the existing R-1 zoning. The applicant has <br />amended her original application to request R -2D zoning. <br />On December 20, the Planning and Zoning Commission voted 3 -to -0 <br />to recommend approval of this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be -presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />Existing Land Use Pattern <br />Along Old Dixie Highway, from 10th Street south to the County <br />line, almost all of the land on the west side of Old Dixie <br />Highway is zoned R-1 and the predominant land use is <br />single-family residential. The subject property contains a <br />single-family dwelling. North, south, and west of the subject <br />property are single-family dwellings zoned R-1. East of the <br />subject property, across Old Dixie Highway, is Trimm Heating <br />and Air Conditioning, Nozzle Nolen Exterminators, and vacant <br />land zoned C-1, Commercial District. <br />Ef: <br />BOOK 5n <br />
