Keating AAI Lots 17, 18, 19, & 20, <br />Planning & Developmen7nirector Block D, Oslo Park <br />Subdivision, Unit #3 <br />FRO Joyce Hunt REFERENCES: <br />Code Enforcement Officer <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of February 6, 1985. <br />DESCRIPTION & CONDITIONS <br />The County has been petitioned by Michael & Sylvia M. Mezzina, <br />owners of subject property, for release of the 5 foot easements <br />on both the north and south side lot lines of Lots 17, 18, 19, <br />and the 5 foot south side lot line easement of Lot 20, Block D, <br />Oslo Park Subdivision, Unit #3. Lots 17, 18, 19 and 20, Block D, <br />Oslo Park Subdivision, Unit #3 are found in Plat Book 4, Page 19 <br />of the Public Records of Indian River County. These lots are 50 <br />foot in width and 100 foot in depth. It is the Mezzinas' <br />intention to construct a single family residence on each of these <br />lots. <br />The current zoning classification is R-1, Single Family <br />Residential. The land use designation is LD -2, Low Density <br />Residential, up to six units per acre. <br />ALTERNATIVES & ANALYSIS <br />This request has been reviewed by Southern Bell, Florida Power & <br />Light, Company, Florida Cablevision, the County Utility _ <br />Department and the County Right -Of -Way Department. None of these <br />agencies had objections to the release of these easements. The <br />zoning staff analysis, which included a site visit, showed the <br />drainage would be adequately handled by the existing front and <br />rear swales. <br />It is the zoning staff's opinion that to release the side lot 5 <br />foot utility and drainage easements, being the north and south 5 <br />feet of Lots 17, 18, 19, and the south 5 feet of Lot 20, Block D, <br />Oslo Park Subdivision, Unit #3, would have no adverse effect. <br />RECOMMENDATION <br />Staff recommends to the Board, through adoption of a resolution, <br />the release of the side lot 5 foot utility and drainage easement <br />being the north and south 5 feet of Lots 17, 18, 19 and the south <br />5 feet of Lot 20, Block D, Oslo Park Subdivision, Unit #3, Plat <br />Book 4, Page 19 of,the Public Records of Indian River County. <br />7 <br />FEB6 1995 MOK 5 `� FAH 755. <br />
