NEAR 6 195 BOOK 40 FAGE 63 <br />Planner Shearer noted that this came about because the <br />Planning Department had requests from several individuals. It is <br />an area the Planning Department has been looking at for a number <br />of years because of the number of commercial uses concentrated <br />within it. There have been three county rezonings in this <br />general area in the last year from C-1 to residential, but the <br />remaining land is scattered in between the commercial uses and <br />• some pieces are very small. The only appropriate Land Use would <br />be single family, but because of the primary use in this area, <br />staff does not feel this would be appropriate, and they would <br />like to go by Provision 5 in the Plan. Mr. Shearer then <br />discussed the lots which lie in Meadows Subdivision and are split <br />by the zoning district boundary, noting that staff recommends <br />these be made all residential, which would require another <br />public hearing. Staff is asking that everything considered at <br />this hearing be allowed to retain its commercial zoning. <br />Commissioner Bird asked if the Board needs to take any <br />formal action to accomplish this, and the Attorney advised that <br />the Board can simply have a Motion to adopt staff's <br />recommendation. <br />The Chairman asked if anyone present wished to be heard. <br />There were none. <br />ON MOTION by Commissioner Scurlock, SECONDED by <br />Commissioner Bowman, the Board unanimously (4-0) <br />closed the public hearing. <br />ON MOTION by Commissioner Scurlock, SECONDED by <br />Commissioner Bowman, the Board unanimously (4-0) <br />V adopted staff's recommendation that the property <br />on the west side of 43rd Avenue between 2nd Street <br />and 1st Street SW remain zoned C-1 and that the <br />property on the east side of 43rd Avenue from 450 <br />22 <br />
